Who owns everything?

You do. Forever. The land, the entity, the website, every document — 100% yours. We take no equity, no percentages, no strings.

What if we can't find land?

Then use ours: 5 acres in Arizona or New Mexico for $10,000, or 5 acres in Georgia — minutes from the 460 — for $50,000. Skip the search and start designing.

Have you done this for someone else, or just for yourself?

Both. Marquis came to us with a vision and no land and founded Bonito Valley — 36 acres, twenty people on it. Fifteen founders formed Common Ground Holdings and took a deed at a county auction. Another bought at a commercial auction and secured a $100,000 development grant. We'll walk you through any of them on the call.

What if I'd rather learn to do it myself?

Then start at Plan X Design School — same method, you just run it. The free 39-page playbook is the whole thing; the workbooks go deeper. Whatever you spend there comes off your fee here if you later decide you'd rather have it built.

What do you need from me?

The vision, decisions when we bring them to you, and the fee. You do not need land, a group, an entity, or any experience — those are the things we build. What we cannot supply is conviction.

How long does it take?

Typically 6 months, call to launch.

Most founders don't. We run 50+ person community calls and help you attract, onboard, and sell to the right members.

What happens after launch?

Your governance is in place — co-op, board, committees — your site takes payments, and you stay connected to our network of communities.
